Tingdene Parks Acquire a New Residential Park

 

Tingdene Parks have recently acquired a new park home development close to Henlow in BEDFORDSHIRE called Three Star Park (Three Star Park, Bedford Road, Lower Stondon, Bedfordshire, SG16 6EA).

August Garden Party at Trowbridge Lodge

The Residents Association hosted the annual Trowbrdge Lodge garden party this month. The Mayor of Trowbridge, Cllr Jeff Osborn, opened the party, with stalls, tombola and a raffle, where approximately 70 people attended.

Who said the Housing Market was on its knees?

Cannot sell then think again….

Tingdene Parks has recently teamed up with a company which specializes in getting your currently property sold allowing you to move into your dream Park Home. Whilst we have only been working with them for just over one month we wanted to share some of the amazing results we have achieved so far in using the Tingdene Parks Assisted Move Scheme.

Mr & Mrs C’s property had been on the market since August 2007 with little or no interest, Tingdene Parks approached Mr & Mrs C with a view to looking at assisting them with the marketing of their current property. The necessary paperwork was completed and sent at the beginning of April 2009. Up to date valuation reports were carried out and reports done by the 6th April 2009. After discussion with Mr & Mrs C it was agreed to re market the property under the Tingdene Parks Assisted Move Scheme and within a matter of days an offer was received. By the 24th of April the sale was all agreed subject to contract, solicitors were instructed and Mr & Mrs C can look forward to moving into their dream Park Home in East Sussex.

Another similar success was that Mrs E had her current property on the market for over 2 years, Tingdene Parks approached Mrs E to discuss the possibility of assisting her in selling her home, again the necessary paperwork was completed and within a matter of days full reports and valuations were completed. With Mrs E’s agreement the property was remarketed and within just One Day, an offer was received. After checking the chain was all complete, the offer was accepted and solicitors were instructed. Even the Assisted Move team were over the moon with this success and have warned us not to expect these types of results every time! Mrs E is now looking forward to her move to East Beach Park in Essex within the next few weeks.

East Beach Park Open Day - Far exceeds company expectations

 

Although the weather wasn’t great at least it managed to stay dry for the East Beach Park open day on Sunday 1st March 2009.

Visitors enjoyed the opportunity of looking around this brand new development, a Dolben Lodge show home and also the chance to talk to some of the other residents about Park Home living.

A number of reservations were taken on the day and a further three plots provisionally reserved. Ian Collier, Sales Director for Tingdene Parks quoted ‘despite the collapse in the value of bricks-and-mortar properties, interest has increased dramatically over the past few months in Park Home Living and far exceeded our expectations with more interest than in previous open days, a great result in today’s market’.

Marina View Is Awarded a Community Award

The Coningsby Town Council has awarded Marina View at Dogdyke in Lincolnshire with a 'Community Award'. This has been awarded to the residents on the park for the high standard of gardens on Marina View.

These awards where initially started in 2000 when Mrs Mary Bailey donated a shield in memory of her husband Mr Fred Bailey, who enjoyed his own garden. From then onwards a guest judge decides on a winner and runners up for this award. Since then the amount of awards have increased and now includes the "Community Award", which Coningsby Town Council has awarded to Marina View, a certificate is on display at the park office.

Wisbech in Bloom - Tingdene 'Twin Parks' Runner Up

Tingdene Parks is pleased to announce that Fenland Village and Osborne Park at Wisbech in Cambridgeshire has been awarded Runner up in the Community Garden Award Category. Inexpensive homes in green spaces can leave money for luxuries

Park and pride: Richard and Linda Brewer bought a river cruiser with the difference in price between their semi in Luton and their park home near Coningsby in Lincolnshire.

ADVENTURE holidays and world travel have replaced the typical retirement dreams of 20 years ago when pottering about the garden, playing cards and drinking hot milky beverages featured large as desirable lifestyles.

One appeal of retirement developments is that residents can safely leave them empty for months while they go on holiday. Cottages and flats on retirement developments are - square foot for square foot - not cheap. But even though Richard and Linda Brewer did not have a huge house to sell, they managed to trade down and buy their ideal property with enough money left over for a boat.
Their imaginative way to stretch their money was to sell their three-bed semi- detached house in Luton and buy an inexpensive park home, leaving enough cash to purchase a four-berth river cruiser.
In the United States park homes are associated with the sort of trailer trash who brawl on the Jerry Springer show. In Britain park homes are more likely to attract the house-proud over-fifties, even though most sites are not aimed exclusively at older buyers.
Richard, 60, a retired security officer at Luton airport, said: "A park home is nothing like a caravan. It's more like a bungalow, very warm and comfortable. Our home is 46ft by 20ft and we have a double-sized plot with a double garage. We paid £118,000 and could now sell it for £150,000." For the sort of price which would buy only a nasty studio flat in the Home Counties the Brewers bought their two-bedroom riverside park home near Coningsby in Lincolnshire with an en suite bath, shower room, walk-in wardrobes, a dining room, sitting room, kitchen and utility rooms decked out in dark oak.
Park homes are delivered to the site by lorry, unloaded on to a reinforced concrete base and connected to water and power. They look a little like immobile caravans, and are surrounded by tidy gardens of colourful bedding plants, neatly mown lawns, occasional gnomes, plastic animals and hanging baskets.
The Brewers' site in the hamlet of Dogdyke has none of the facilities of conventional retirement developments such as restaurants, wardens, alarm systems, organised trips to the shops and visiting chiropodists and doctors.
The only potential support comes from a 24-hour site manager and a strong ethic of neighbourliness, but the deal suits the active retired. "The only decision I have to make in the morning is do I play golf, go fishing in the boat or do the garden? The boat is my pride and joy," says Richard. "It's a 27ft-long, four-berth Seamaster river cruiser, and I can see it moored from my patio. We would never have bought the boat if it wasn't for the money we released from our home. It's not just the financial freedom that is so appealing. We have lovely river views, a big garden and great neighbours. Although I am 6ft 5in tall, there were parts of Luton I was afraid to walk around on my own. Lincolnshire is so different. Everyone on the site is friendly and we really feel at home."
The Brewers chose their park home from a Tingdene park homes catalogue. It was built to their requirements and transported to their chosen Tingdene site. They could, however, have had the home delivered to any of the country's other 1,600 park sites or to any patch of ground with suitable planning permission.
They pay £20 a week rent, with annual index-linked rises, but their council tax is only £730 a year compared with the £1,400 a year that they would now be paying in Luton. Most park homes are in band A for council tax calculations, with only a few in band B.
Nearly a quarter of a million people now live in park homes, mainly sited in southern England. Since 2001 sales growth has increased by 100 per cent. Prices for new park homes range from £30,000 up to £150,000. On top of that, buyers must pay a siting fee, the cost of transport, assembly on site and connection to mains services, all of which will tend to come to at least another £30,000.
Park homes can be sold through estate agents but are normally sold through the park management or through advertisements in the Park Home & Holiday Caravan magazine. Second-hand park homes cost as little as £15,000 and do not incur transport or connection costs. Park homes may rise in value, but not generally at the same rate as the wider housing market, and they tend to have a shorter life span than a conventional house. Site owners take 10 per cent of the sale price of second-hand homes and can veto the buyer if they think that they will not fit in. Many parks also have a multitude of petty rules, which differ from site to site but often include no fences, no dogs, no children, no washing hung out, no loud music and no driving over 10mph. Irritating though these rules might be to free spirits, most residents, especially those who have moved to escape the vexations of the modern world, do not object.
Roger Phillips and his wife Patricia, a retired civil servant, moved to a Tingdene park home last May after selling their large bungalow in Somerset. They subscribed to Park Home & Holiday Caravan magazine and considered several manufacturers before deciding to move to Wisbech, Cambridgeshire, to be near Roger's sisters. Patricia said: "Our house sold just ten days after it was put on the market. While our lodge was being built we had a four-week holiday in Dorset thanks to the money freed up from the sale of our home. We'd never had a four-week holiday before and it was marvellous."
Since their move Patricia has joined the park's community association committee. "We are surrounded by friends and neighbours of a similar age, the park manager is wonderful, our home is perfect and we couldn't be happier," she said. "We released a lot of capital from the sale of our bricks-and-mortar house which we have invested. We are very happy, relaxed and thoroughly enjoying the park home lifestyle."
